Otsego's 2000s-2020s homes: the first repaint
Otsego has almost no old housing to speak of; it was farmland along the river until it incorporated and then grew in a hurry. That means the exterior work here has a narrow shape. The 2000s homes were sided with vinyl, hardboard or early LP, and those are the ones showing chalking, split caulk at the windows and, on the hardboard, swelling at the bottom edges. The 2010s and 2020s homes are mostly LP SmartSide with a factory finish, which holds well but fades on the sunny walls, especially in the dark grays and blues that were popular when they went up. Otsego lots are open, with young trees, so the south and west walls take full sun and wind off the fields. A first repaint here is a wash, a check of the bottom courses, new caulk at every window and corner, primer on the worn spots and two coats sprayed and back-brushed. It is less work than an older house, and it is the repaint that decides how long the siding lasts.
Riverwood, Hwy 101 and the Mississippi
The Mississippi forms Otsego's northern edge, and the neighborhoods along it, Riverwood among them, get the river's fog and humidity on the north-facing walls. Those walls stay damp longer in the morning, and that is where mildew shows up on siding that is otherwise fine, along with soft deck boards on river-facing decks. We wash those walls with a mildewcide, give them an extra day to dry before primer, and stain the decks with a product chosen for standing moisture. Hwy 101 runs the length of the city, and the homes close to it take road dust and winter salt spray on the highway side, which we wash off twice before paint. Otsego also has a lot of decks, screened porches and fenced yards that came with the houses, and staining those with the house keeps the whole property the same age.
How we work in Otsego
Otsego is about 30 minutes north of the shop: County Road 19 up to I-94, then Hwy 101 north into the city. It is the far end of our range, so we plan Otsego jobs as full days and stack the color samples, the walkthrough and the second look to make each trip count. Our Otsego house is ten years old with LP SmartSide. Is it time to repaint?
Often it is close. The factory finish on LP SmartSide holds well, but the caulk at the windows and corners usually fails around that age, and dark colors on sun-facing walls chalk first. We check the finish, the caulk and the joints on the walkthrough. If the siding is fine and only the caulk has gone, we quote the caulking on its own and tell you to wait on paint.
Do you paint vinyl siding in Otsego, or only LP?
Both. Vinyl that has faded but is still sound can be painted with a product made for vinyl, in a color no darker than the original so the panels do not overheat and warp. We wash it and use a bonding primer where needed. It is a good way to get more years out of a 2000s vinyl house without residing. Cracked or warped vinyl needs replacement, and we will say so.
Is Otsego too far from Rockford for you to take a smaller job?
No, but we plan it differently. Otsego is about 30 minutes from the shop, so we bundle the walkthrough, the color samples and the second look into as few trips as we can, and we schedule smaller jobs alongside other work in Otsego, Albertville and St. Michael. A single-room interior or a deck staining is fine; we just may offer a date that fits the route rather than the first open day.
Can you stain the deck and fence with the house in Otsego?
Yes, and it is worth doing together so the whole property ages at the same rate. Decks get stripped or washed to bare wood, then a penetrating stain chosen for the exposure; river-facing decks get one made for standing moisture. Fences get a solid or semi-transparent stain by sprayer. Any soft boards or railings get replaced under our contractor license before staining, as their own line on the estimate.
