Rogers' 1990s-2010s two-stories: what a first repaint looks like
The bulk of Rogers was built in a twenty-year stretch, and the siding tells you roughly when. Late 1990s homes tend to have hardboard or first-generation LP lap siding, which swells at the bottom edges and around nail heads once the factory primer wears through. 2000s homes are more often vinyl, which does not rot but fades, and which can be painted in a color no darker than the original. 2010s homes are mostly LP SmartSide with a factory finish, which holds well but chalks on the sunny walls and depends on caulk that the builder rarely did twice. A first repaint on any of these is lighter on scraping than an older home and heavier on washing, caulking every window and corner, and priming the spots where the finish has gone. Where hardboard has swollen, we replace the boards. Where the LP is sound, we wash it, caulk it and give it two coats in a color that will hold up in full sun on an open lot.
The Hassan Township side of Rogers
Rogers absorbed Hassan Township, and the result is a city with a rural half. West and north of the subdivisions are acreage homes from the 1970s through the 1990s with cedar, rough-sawn plywood and hardboard siding, plus detached garages, sheds and pole barns that get painted or stained along with the house. Those lots have the mature trees the subdivisions lack, so the exposure problem flips: instead of sun and wind on an open lot, it is shade, damp north walls and mildew under the canopy. We wash with a mildewcide, give the shaded walls extra drying time, scrape and prime bare wood, and treat stained cedar as a staining job rather than a painting job. Rot on those homes lives in the corner boards, the sills and the fascia behind clogged gutters, and it gets replaced under our license before the finish goes on.
How we work in Rogers
Rogers is about 20 minutes north of the shop, up the county roads to Hwy 101 and I-94, an easy enough drive that we sample colors on your siding and come back for a second look before ordering. Many of the subdivisions have HOA color rules, and we handle the sample and the paperwork with you. Open lots along I-94 and Hwy 101 mean wind, and we plan spray days around it; a 20-mile-an-hour crosswind is a day for brushing trim, not spraying siding. On the acreage side, we stage on the driveway and protect the plantings. Every exterior gets the house standard: written estimate with repairs as separate lines, wash, scrape, repair, caulk, prime, two finish coats sprayed and back-brushed on siding and brushed on trim, daily cleanup and a final walkthrough. Season is roughly May to mid-October.

The winter job is a washable finish on the walls, a harder enamel on the trim and doors, and a sprayed waterborne enamel on the kitchen. Our Rogers house has LP SmartSide from 2012. Does it need paint yet?
Maybe. Sound LP SmartSide with a factory finish can go longer than most people expect, but the caulk around windows and at the corners usually fails first, and dark colors on sun-facing walls chalk sooner. We look at the finish, the caulk and the bottom edges on the walkthrough. If the siding is fine and only the caulk has gone, we will say so and quote the caulking on its own.
Can you paint vinyl siding on a 2000s home in Rogers?
Yes, with two conditions. The new color has to be no darker than the original, because dark paint on vinyl absorbs heat and can warp the panels, and the vinyl has to be clean and sound. We wash it, use a bonding primer where needed, and apply a paint made for vinyl. It is a good way to get more years out of faded vinyl without residing.
Do you work on the older acreage homes in the Hassan Township part of Rogers?
Yes. Those 1970s to 1990s cedar and hardboard homes are the same kind we paint across Greenfield, Corcoran and Medina: shaded walls, mildew, rot in the corner boards and sills.
